Clearing, grubbing, strip topsoil, mass grading, pad construction with select fill, density testing — balanced cut and fill where the geotech supports it.

Civil Utilities

Water service and fire lines, sanitary sewer, storm drainage and detention, conduit packages for electrical and telecom — coordinated with city taps and inspections.

Paving Base & Concrete

Lime or cement subgrade stabilization, flex base, concrete pavement and curbs — sized to the geotech report and the truck loads the site will actually see.

Site Amenities

Game fence, chain-link with cantilever or slide gates, keypad and cloud access, hardwired solar-backup site lighting, HD security camera packages — all on one trench plan.

Drainage, Detention & SWPPP

Storm pipe, inlet structures, detention pond cuts, outfall structures, plus TCEQ-compliant SWPPP, silt fence, stabilized entrances, and weekly inspection logs.

Coordination & Closeout

Single project lead, weekly progress reports, as-built drawings, inspection coordination, and a punch list we close before walking away.

Plan Review & Site Walk

We read the civil set, geotech, and survey end-to-end, walk the property, and flag the things that will move the schedule or the price — tap distances, soils, conflicts, access.

Line-Item Bid

Site-development bids by section the way our estimate worksheets read: Site Work, Fencing, Site Lights, Security Cameras, Gate Keypads, Electrical, Civil. No mystery numbers.

Permit & Mobilize

SWPPP filed, permits pulled, utility taps coordinated, materials staged. One mobilization for as much of the scope as the schedule allows.

Build & Close Out

Build in the sequence the schedule calls for, daily progress, weekly reporting. As-builts, density reports, inspection sign-offs, and a clean turnover to the vertical contractor.
